Existing-Building Assessments and Due Diligence
Standard commercial real estate due diligence covers environmental, structural, title, and zoning. It rarely asks whether the sprinkler system can protect what the tenant plans to store, or whether the tenant's chemicals will push the building into a Group H occupancy. Those questions surface during permitting, after the lease is signed, and they are expensive to answer late.
IgnitionTech reviews the building before the commitment. The deliverable is a plain-language findings letter that tells the broker, tenant, or buyer what the building can support today, what it would take to support the intended use, and whether the gap is a line item or a deal breaker.
What IgnitionTech delivers
- Pre-lease or pre-acquisition fire code review covering occupancy, construction type, sprinkler design capacity, water supply, hazardous materials limits, and high-piled storage limits
- Change-of-occupancy analysis under the 2021 International Existing Building Code (IEBC) Chapter 10 and the 2021 International Fire Code (IFC) Chapter 11
- Deficiency list prioritized by cost and by whether the item blocks a certificate of occupancy
- Inspection preparation walk with a written punch list before the fire marshal's visit
- Storage and hazardous materials capacity statement a landlord can hand to prospective tenants
Who receives and approves it
The broker, the tenant or buyer, the landlord or property manager, and the lender where the review supports financing.
Codes and standards
- 2021 IFC Chapter 11 (construction requirements for existing buildings) and Chapter 32 for storage limits
- 2021 IEBC Chapter 10 (change of occupancy) and Chapter 11 (additions)
- NFPA 13 (2022) and NFPA 25 (2023) for the existing sprinkler system's design basis and its maintenance record
- IFC Chapter 50 for hazardous materials capacity by control area
Editions shown are the current Texas baseline. The edition adopted by the project jurisdiction, with its amendments, governs each project and is confirmed at kickoff.
